This RESIDENTIAL LEASE APPLICATION AND AGREEMENT ("Lease") is made and entered into effective as of ________ [date], by and between __________ ("Owner") and the undersigned Tenant(s) of the Property.

1. Leased Property Owner hereby Leases the residence located at ___________ ("Property") to Tenant. The property includes:

2. Tenant All occupants over the age of 18 years will be made parties to this Lease and collectively are referred to as the "Tenant". However, there will be one "primary Tenant" who will serve as Owner's general contact. Additional Tenants will, whenever possible, communicate with Owner through the primary Tenant to avoid confusion and miscommunication. Each Tenant is jointly and severally liable for all of the obligations under this Lease. In addition, the primary Tenant is responsbile for all actions of any occupant under the age of 18 years or who are not otherwise parties to this Lease.

3. Condition of Property Tenant hereby accepts the Property in its present condition, Tenant acknowledges that Tenant has inspected the Property and that the Property is in the good condition as show in Exhibit A (the "inventory"), and that any damage, defects or missing items are listed on the inventory sheet.

4. Uses of Property

A. Residential Use. Tenant will use the Property only for residential purposes except as provided in Section 4(c).

B. Occupants. Only the individuals shown in the application information section below will be permitted to occupy the Property. In addition to the indidividuals listed below, Tenant may permit temporary guests for no longer than 15 days without the permission of the Owner.

C. Home Occupation. In addition to and in conjunction with the above residential use, Tenant may use the Property for the purpose of any "home occupation" business licensed by the city, so long as the use of the Property for the home occupation business does not otherwise violate any other provision on this Lease. This Lease serves as approval of the above Owner of the Property to apply for such home occupation license.

D. Restricted Uses. Tenant will not use or permit the Property to be used for any unlawful purpose, in a hazardous manner, in any way that will make it impossible or more expensive to obtain fire and other insurance or that will be likely to cause structural damage to the residence and other improvements comprising part of the Property.

E. Sublease. Tenant will not assign Tenant's rights under this Lease or sublet all or any part of the Property without the prior written consent of Owner, which consent may be withheld in Owner's sole discretion.

F. Vehicles. No more than two vehicles will be kept on the Property. All vehicles will be operational, insured and registered to Tenant.
